Brous Condo

The Brous Residence occupies the eastern portion of the 4th floor of the Union Carbide Building at 912 Baltimore, located in the Library District of Downtown Kansas City. The owners purchased the condominium at the onset of a major restoration and mixed-use conversion project for the building in 2009.

The owners requested that the architects develop a simple, open floor plan that capitalizes on a north-facing terrace overlooking several of Kansas City’s architectural icons. The design allows access to the terrace from both private and public sectors of the residence while still providing a spacious and uninterrupted area for living and dining.

Given that the condo is vertically situated between a commercial office (below) and multiple units (above), the architects rigorously detailed acoustic isolation for floors, ceilings, perimeter walls, and interior demising walls. Continuation of rigorous detailing for finishes and electric lighting combine with diffuse natural light to create a domestic space that is quiet, understated, and precise.
