Mission Gateway

In 2005, Syracuse-based Cameron Group and New York-based GFI Development acquired the old Mission Center Mall site at the intersections of Johnson Drive, Roe Avenue, Roeland Drive and Shawnee Mission Parkway and immediately began working on a new mixed-use development, “Mission Gateway.” During the challenging recession years that followed, the development group proposed, without success, multiple urban design schemes, the most recent of which combined Walmart as an anchor tenant, junior anchors above Walmart and a dense variety of small retailers, local restaurants, and multi-unit dwellings.

Earlier this year, Tom Valenti of Cameron Group approached el dorado to re-invigorate the site and project with a fresh set of eyes and ideas. Walmart remained on board as an anchor tenant, but the slate was blank for the mixed-use component of the site. In addition to Kansas City-based BRR’s design for Walmart, el dorado was asked to additionally incorporate 175 residential units, 85,000 SF of small retail & restaurant space, a 200 room hotel, 50,000 SF of office space and site parking for over 1500 cars into a cohesive master plan that firmly adhered to the established project budget. Stated otherwise, el dorado was challenged to reconcile dense, boutique urban design strategies with big-box development models on a single site that bookends a major commercial corridor in the City of Mission.

Similar to a development strategy known (especially to those in Texas) as the “Texas Wrap” or the “Texas Donut”, el dorado centrally located a two-story parking structure on the site and positioned the desired site program around all four edges of the structure, thus concealing vehicular parking and dynamically engaging street frontages with a diverse mix of uses. Despite protests from Texas Donut “purists,” the scheme continued to evolve, specifically addressing the unique shape and topography of the site. el dorado began peeling program away from the parking structure, creating stronger relationships with street edges and intersections. The separation of program from parking garage has also served to create interstitial public green space capable of hosting a mix of civic activities ranging from cafe dining to intimate gatherings and small performances. Terraced levels connecting the residential structure, the hotel structure and the office structure host a similar mix of private uses, ranging from exercise and swimming to dining.

The proposed site strategy sets forth an urban design model wherein retail typologies of drastically different scales co-exist harmoniously on a single site that, like the City of Mission, straddles urban and suburban contexts.

Early last week, the City of Mission Planning Committee voted unanimously to approve our proposed Pre-development Plan. We look forward to working with Cameron Group, GFI, and the City of Mission to develop this plan further, and to re-imagaine this site as a vital place to live, work and play in Mission, Kansas.
